How I got started in Japan I am often asked how I built a multi-million dollar real estate portfolio in Japan from my base as an English teacher. When I bought my first property it was in Australia and I was 38 and the year was 1995. I used an AUD8,000 deposit to get going. I needed my investments to provide real earnings. That first purchase did well and led to several more over the years. I bought everything through one man, one professional, his name is Justin. The Australian market started to soften and I believed the Japanese market was set to move after 13 consecutive years of recession. I sought advise from one man in Japan, his name is Hirayama, the same man, real estate agent I rented my first classroom from. Seven years and more than 40 classrooms later I asked him for help to buy my first piece of investment real estate in Japan. I purchased my first Japanese real estate investment in 2002. Slowly, Mr. Hirayama introduced me to others, architects, builders, engineers, zoning officers, city planners, appraisers, accountants, lawyers, and other investors to mention a few. In short he let me into his network of professionals. More and more I liked what I was learning from these men so I called Justin and asked him to sell me up in Australia and that's exactly what he did. I didn't even leave Japan and he sold the lot. I made a small fortune in capital gains, more cash than I had ever held at one time. Justin handled the lawyers, sale, tax accountant, banking, payment of all final bills, and receipt of all final incomes. A true professional I trusted and am very glad I did. Today Hirayama and his network have helped me continue to re-invest those profits here in Japan. Today I am part of his network and talking to you. Knowledge When I look at all I have learned over the years one things stands out. Knowledge is needed. I look on with sadness as I see hoards out buying their first home and listening to the well polished sales pitches, pitches that will hook those buyers up to a bad real estate investment for 30 years. I look on in fear as I watch those who have read the books and are out there after their first investment property, so many get ripped off and it happens everyday. I regularly get calls from people saying things like, "....how can you get so excited when you talk about 6% return on a spanking new building, I found a crummy old second hand building here at 13%." To this I simply ask them to go find a good real estate accountant and have that accountant explain how real estate depreciation works in Japan. The lack of knowledge within the ranks of 'investors' is truly frightening and wasteful. Waste need not happen. You just need to find the right professionals to trust and know they have the knowledge to keep you safe. The right horse for the right course. Professionals come with many specialties. Mine is being a member of a group of professionals and knowing who can answer you question. I also own a string of buildings here in Japan that I built from the ground up. Builders are not just builders. Some build homes, other build steel framed ARC clad apartment buildings, yet others are the best at full concrete multi level buildings up to 15 floors but will not go any higher, why? They know. Accountants are not just accountants. I run two companies here in Japan to do with English school franchises. The accountants I use for this work don't have a hope of getting my real estate work. For that I use a real estate accountant whose practice deals exclusively with building owners. Architects are not just architects, I ran up a proposal for a building in Osaka. I gave the same land to three architects as a test. Two I didn't know and my tried and tested Mr. Nakamura. Mr. Nakamura came back and wiped the table with the other two proposals. It was difficult to fathom. Two architects came back with very similar designs; in particular they both offered a traditional approach to the emergency escape stair well. Nakamura made a very simply change to tradition, stayed within fire regulations and gained 13% more rentable space! Real estate agents are not just real estate agents. One can keep your investment real estate full with tenants and the other can found a great piece of land for that building to begin with it is rare to find one agent that is a specialists in both renting and selling land. They do exist but are few. Additionally the real estate market of Japan is such a deep and dense market agents become extremely parochial and territorial by necessity. They look after theirs and don't share much information across borders. In my case whenever I find an agent in Tokyo that says he can find me a property in Osaka I walk away, I am sure he can find me a piece of real estate but it may well have been passed over by everyone in Osaka. The right team. I won't go into why every specialty is not just that specialty. Suffice to say you need a top team. You need to know if the team you find says they are good everywhere they probably aren't any good anywhere. You need to know your team is invested in your business; you need to see what they own themselves. You need to get evidence that your team is networked and is very good in their chosen area. You need to know your investment property will be a priority to their rental agents. You need their knowledge. Food for thought I trust. Mark. |

How many 'English Industry/Business' people have a chain of schools of 45 franchise schools in Japan - none. How many 'English School Franchise System Owners' have 2 nice new Mercedes Benz that are 'company vehicles/expense'....none. How many 'Franchise Company Owners' have real estate portfolio spread between two countries amassing them great positive cash flow, while at the same time appreciation?......................maybe a few... How many 'Business Owners' could then ask for easily in excess of 3,000,000 yen in 'business coaching' expenses and get it through their slick sales skills...............none. How many businessmen have non-japanese as their customers in Japan, and offer things that you legally can't pay for anyway as their 'product'?......................not many, though I've heard of a few.. How many 'English Business' businessmen have ongoing court cases almost all of the time?....................maybe a few, but Mark's the king. How many 'English Business' people have spent 1 week in intensive care in Osaka for unethical business practices, inducing (as a last resort) physical retribution from their customers?...................one...... Mark Smith. You are the most amazing business person on the planet. You could sell ice to Eskimos, and sand to Saudi's. There is a special layer in Hell saved for the likes of you. ![]() | I History of Smiths (from his mouth, not website) The Beginning: Level I First ever Smith's School of English English School was in Mito (owned most recently by a good guy called Tom Payne, who still owns another school). Mark started it after the Import-Export company firing (as per the "Who is Mark John Smith" page: #1: So Who Is Mark John Smith? :: Smith's School of English Watch :: Creating Awareness of SSE's Lies, Fraud, Scams, & Commercial Cult-Like Behavior It was kids and adults, though mainly kids. It was in a house in the country, quite a walk from the station. Mito Smith's School of English was the first, and original school. Second "Smith's school of English" English school was Tsuruhashi in Osaka. This school is currently still operating, and is owned by a good guy and real teacher. (Michael Crawford) Next stage after Mark had both schools (Mito and Tsuruhashi) was for him to start hiring gaijin teachers at 1,562yen per hour. Everyone is part-time as a teacher. Thanks to the KFM magazine (Kansai Flea Market), Mark grabbed the most crucial assets so far. Peter Stanford and Donavon Reimer were both friends with independent and successful schools in Takarazuka and Itami respectively. Mark had a brilliant idea! He could incorporate their two schools into the "Smiths" system. Thereafter, Yuka was the full time secretary for all four (Mito, Tsuruhashi, Itami and Takarazuka) schools. Also Donovon and Peter started working as 'Directors and employees' of Smiths. They gave up their own schools for a 'longer vision, investment money and a contract '(since broken by Mark) After a lot of investment money was poured into the money from Peter Stanford, and a Japanese Investor and ex-student of Tsuruhashi, Mark got even more excited. Mark now had four schools, a full-time and free secretary (Yuka). His drinking and smoking was his Achilles heel at the time. Effective working time each day was about 3 hours, but he could sell in that time. -------------------------------------------------------------------------------- Level II for Smiths. Now he had Smiths Mito School, Smiths Itami School, Smiths Takarazuka school, and Smiths Tsuruhashi school(at the time the head office and still the company bank account's branch). Next stage was Peter, Donovon and Yuka now as Directors had to work hard to cut the massive monthly costs that they had at the time. Unfortunately, Peters Investment money went into Marks nice, new, shiny four wheel drive. Little less than a few days after he got the 'investment capital'. Then along came the HPS (High probability sales). Miles Zonkin was a successful and crucial part of the process to build the company. The salesman brought the company to it's next level. It now stood at 4 medium sized schools with massive monthly operating costs. Mark met and consequently employed Miles Zonkin. Miles sold (for Mark's Smiths School of English) 10 franchise schools. He was to be paid 50,000 yen commission per school sold as the agreement. Mark instead got the 10 new franchisees money and promised them 'geographical exclusivity' for their respective locations. Now he had about 11 schools!! (I say about, because some of the first 'franchisees' saw the company for what it was. They bought a Visa, and got on with something else. Mark now had a problem. He had to pay Miles his commissions for sales. 500,000 yen. Instead of that, he smeared Miles's name publicly and refused to pay his promised money... Mark now had a problem. But on the other hand, he now had school franchisee revenue. (What Mark himself calls the POWER of the company) 11or so schools paying their franchisee fee meant he could start putting that power to use. He didn't need Miles anymore, so he didn't pay him. That simple. The most important thing he got from Miles besides generated income was how to use HPS (High Probability Selling). So it was bye bye to Miles,(who still hasn't got his money) and on to stage III of the company.. Now about 11 schools, a free Secretary (now busy as hell) and Donovon, Peter and Mark as Directors. ................ -------------------------------------------------------------------------------- STAGE III Now Mark was looking and feeling like "Smith's School of English" was a company. He was getting even more excited. It was time to use the money that investors had given him now.. But what to do with it? He had his nice, shiny new 4wd, a free (albeit busy) secretary wife and two guys working for him (not as employees, but as directors)... Kyobashi Head Office School was to be the next stage. This was to make the company look GREAT. People who would see this 'Head Office' were to think differently then when they saw the underground Tsuruhashi Smith School head Office. Time and opportunity were well placed for Mark here...... The current building that 'Smith's School of English Japan' exists within was once a totally different location, albeit superficially. It currently is a 7 story building, with the owners recently having built an apartment house on top of the seventh floor. At the time, it was a dead and practically empty shell, with a dance studio on the sixth floor, and some other small company on the third floor. It was in a street with 'Pink' shops and fast cars. It needed occupancy and badly! Along came the right man at the right time with the right plan. Mark Smith. He made an agreement with the building owner that would bring the man Tenants and money. It would bring Mark, the 'Image' he needed to build the growing company he had... Mark (with his usual sales flair) agreed with the Dance School Company (and building owner 6th floor) that he would move his company into the 1st and 7th floors of this 'dead' building. This would give the building money and occupancy at the same time. Also increasing chances of greater tenancy due to a 'livelier' atmosphere..... The agreement went ahead. Mark opened "Kyobashi Smith's School of English Japan" which became the new head office. This was opened on the 7th floor of the building. It has to this day a beautiful view from the lobby, polished wood floors and a really professional image appeal. At the same time, on the 1st floor of the building "Smith's Bar" was opened at approximately the same time. (currently 'BarGetsome' and owned by a decent guy called Tony. Tony also bought and lost 2 Smiths English Franchise schools from Mark at the same time that he bought the Bar) Now the Tsuruhashi Smiths Head Office and School was sold to a decent Canadian guy (current owner) at the same time. -------------------------------------------------------------------------------- Stage IV (History of Smith's School of English according to Mark's version) He'd done it! Mark had gone in a short time from being fired to being the owner and main director of a 12ish school chain. (In a matter of about 3-4years) The "Smith's School of English Franchise" system was truly born.... The money, skills and time investment of Peter Stanford, Donovon Reimer, Miles Zonkin and a Japanese investor (Momodani Smiths School's Building owner's brother) had created Smith's School of English. Necessary, indeed essential to the success was the Secretarial, Accounting and Visa/Immigration work performed by Mark's third wife, Yuka. Now, the company had Donovon Reimer working as 'CEO' from 200-2003. This was until I (Scott Spargo) came along for my 'Business mentorship'. In that time, Smiths School of English went up to about 45 Schools. Do the math about how that works yourself, but it's great money for Mark. Mark John Smith at the time: "We went franchising because everything else was a failure" (Mark copied Peter Stanford’s idea of a one man school, and sold a Visa with it). It's called franchising. Another Mark John Smith quote: "I've made the illegal, legal and profitable and my business. I'm selling Visa's and 'Air'." Pete already had the Itami and Mikuni schools with a secretary in place, before he became an investor in 1998. He had an about 1,000,000 yen a month business already running, which was given to Mark Smith in return for a 450,000yen a month salary. Peter quit Smiths in early 2000. Thereafter Donovan Reimer became CEO. Don had Takarazuka school, making about 700,000yen a month, and gave it to Mark in return for a 300,000 yen a month salary. About a year after Kyobashi was opened, the old head office of Tsuruhasi was sold to Michael Crawford. Now his empire was 45 'Franchisees' paying for their Visas and secretarial services. One full-time CEO, Donovon Reimer and many ex-franchisees in Kansai. This was when he was bombarding KFM and other Kansai orientated media publications. He was aiming for people living in Kansai (especially ex-JET program and gay people and those with VISA problems) Ex-Jet teachers coming up to the end of the 3 year Visa were perfect candidates for his Visa sponsorship. He loved this, and the fact that non-degree qualified people also got their Visas through him. This is what he saw as his market until recently. The internet website power to attract overseas candidates proved irresistible to him. Overseas candidates were better because: A. They hadn't heard about Mark Smith like people living in Kansai B. They NEEDED a VISA, and didn't know how to get one C. He could ask a higher price, because all these people could see was his website. D. He could use his power from 45 people paying him monthly franchisee fee to use a lawyer and… E. (If needed) Private Investigators and threatening goons to keep 'Anti-Smith' threads and websites out of his GOOGLE search engine positioning eyes. -------------------------------------------------------------------------------- Stage V: Greed, the Final Frontier He now basically controlled the whole game. His chessboard, his Kings, Queens, of course the valuable Pawns: Franchisees. Imagine if you will: You have about 15,000USD salary per month. How do you stay satisfied with only 15,000USD a month? It's not possible. How are you earning that 15,000USD a month? You are selling Visa's and Air! It's a salesman’s dream! Not only that, if there are problems with your customers you can be rude, deceitful and threatening to them. It's Japan, and what are they going to do anyway? ![]() | -------------------------------------------------------------------------------- Other Occurrences In the History of Smith's School of English -------------------------------------------------------------------------------- Tennoji Incident: Tennoji Tin's Hall is a great pub where foreigners go for a real pub atmosphere and pub-grub. Just before Donovon became CEO, there was a company emergency. Mark Smith was admitted to 'Intensive Care' and would remain there for the next week. How did it happen? Mark was drinking and smoking at Tin's Hall. He was approached by a number of very disappointed and angry franchisees. They asked for their money back, after being tricked out of it by Mark. They asked once politely. They were told to "F**** OFF" numerous times by Mark Smith. Once he has the money, it's his and for his use only. It didn't matter what they believed at the time. "F**** OFF" These words from a man, who has your money and didn't give what he promised tends to agitate at best. The ex-customers left the bar (it seemed to Mark anyway). They waited outside. Waiting for the chance to seek justice. 'Justice' in a country which to them seemed strange and complicated. Lawyers are very expensive and court takes a long time. Especially with little evidence and a white face versus a Japanese Registered company. Their money, invested in good faith, was gone. All gone. There was no other way to turn. They had been f****ed to their face by someone they had trusted. Mark exited the bar, drunk and happy about denying his ex-customers the money they had requested. "More for me" thought the 'Businessman'.... The ex-customers jumped him. Their money was gone. The cause of their loss and agitation was in front of them. They attacked him and left him unconscious in the street. (Note By Scott Spargo: Aggression is definitely not a solution, it just breeds more problems later.) -------------------------------------------------------------------------------- Tennoji Incident Continues: (Mark's story according to Mark) Mark was taken to Intensive Care. He spent a week in hospital recovering from the karma of his ex-customers angst. He didn't regret his actions for a second. He confided to people that the 'price of fame' was expensive, and he would continue. The ex-customers were never sued or pursued in any legal way by Mark Smith. (Though he has told other franchisees differently in the past/present). He knew he had duped them (same as Miles and Peter and all the others before). He would continue on, as long as he was living. This is Japan, and they couldn't touch his money after he got it from the 'stupid fruit pickers' (Marks name for Gaijin in Japan) Until Larry Kings court case… Mark was taken to Intensive Care. He spent a week in hospital recovering from the karma of his ex-customers angst. He didn't regret his actions for a second. He used all of the stuff I wrote in free esl blog and put it in this website. http://smithwatch.nanobit.net/ Everyone can see the truth as almost no one is contributing to it. Just about all of the main critics of Smith's realize this. His nanobit website is a real joke and what Bearcat has done is laughable and absurd. They can all see the truth that Bearcat is a phony, a liar, a copy cat, and a person who has low self esteem. When I wrote the original content for the free esl blog it was a very popular website. It had so many hits that it was the most visited site about Smith's School of English. Yes, more than the sse-franchise site. Bearcat is trying to copy what I did and take credit for it. I wish he would stop this because I'm tired of people thinking that Bearcat is also Smithwatch because I'M Smithwatch. Bearcat isn't even a 'has been.' No, I am not Mark Smith. I don't even own a Smith's franchise. But I cooled down after I started the free esl blog and decided to take the thing down myself. This is the real truth and everyone knows it. Bearcat isn't even in Japan! He's in Germany so why is he doing this? |

A legitimate business in Japan doesn't need to pad reviews of itself on Amazon.com's review section with Alexa, and they certainly doesn't need to have the Canadian webhost and designer of the business's site to be one of those padders: Amazon.com: website info: Smith's School of English 8. A legitimate School and its franchisees do not need to charge thousands of dollars for an 80 page curriculum to last students of 5 levels over 3 years of time.... and copy parts of it from a grammar book published by Cambridge University Press. Readers on here like many in Japan already know that Smith's School of English is nothing but a sham and a commercial cult that has ripped off over a known 40 people. Spin, play games of misdirection and lie. You just prove over and over again to people to steer very clear of your con. |
